5 Park City Home Listings Tips

Spring is just around the corner. Before you know it, the snow will be melted, the skiers gone and it time to get serious about getting your Park City home or condo ready for sale. But where to start? How do you prepare one of the biggest investments you have for market in order to achieve the highest price and fastest sale? Here are 5 tips to get your Park City home ready for sale.

1. Start decluttering. Clear out anything you don’t need anymore. This is both crucial and cathartic. Park City has plentiful non-profit organizations that will take your gently used clothing, furniture and decor. There are even companies that will come to your home and pick up your discarded items and take them away. Start room by room and go through it at least twice. Clutter makes your home look smaller,  unappealing and makes real estate photography look like a giant fail. 

2. Have you been putting off some repairs and tasks? Let’s get cracking on that “to do” list. It’s a great time to get your furnace maintained, change filters everywhere, replace lightbulbs with LED bulbs that emit better light. Be sure to have all the lightbulbs the same brightness. It really does make a difference. A good window washing is a must.

3. Spruce up your doorway entrance. Clean all the nooks and crannies, paint the front door, place a shiny new doormat and potted flowers out front. Hang a decorative piece on the door. The front door is your first live impression. Make it shine!

4. How do your floors and carpets look? Make sure they are freshly cleaned. Do you have pets? How much pet damage do you have from your fur babies? Scratches on floors, doors, baseboards and walls should be handled before going on the market.

5. When it comes to paint, carpet and overall décor, it’s time to call in a professional. When I list a home, I bring a stager and/or designer to the property to help prepare the property for sale, after all the work above has been completed. Before picking out paint and new flooring, let a professional explain what colors to use in different areas of the home. Professional stagers and designers understand how to make a room look larger, brighter and more attractive to a buyer. Remember, you are selling your Park City home and no longer living there.
