3 Must Do's Before Listing Your Home in Park City

Technically, it’s spring in Park City. But you wouldn’t know it from looking outside. The locals just came back from spring break, tan and relaxed. Now it’s time to get to work to prepare to list your home.

Selling your home is a partnership between you and your agent. In order to make the most of your agent’s marketing plan, Sellers have to do their part to get the home prepared for sale. Here are some basics that will make a huge difference in getting your home ready for sale.

  1. You must declutter…It’s a cathartic experience, which brings a sense of calm and accomplishment and is actually fun. Thankfully, we have great non-profits in Park City who will take your gently used belongs, such as The Christian Center, St. Mary’s and Habitat for Humanity. There are also services that will pick up your discarded belongings who are very handy and reasonably priced. You’ll also need to get rid of the clunky old TV as old TVs immediately date your home. They are difficult to dispose of as even local non-profits don’t want them, but you can pay the recycling center to take it, which is worth every penny.

  2. A fresh coat of paint is a great idea, to brighten and lighten, especially if you have faux paint, or specific to your taste colors, like purple bedroom walls, orange kitchens, you know what I mean. The goal is to make your home appealing to as many people as possible.

  3. Now that the snow is almost completely melted, how does your yard look? I highly recommend a springtime yard clean up. It’s too early for flowers to pop up but nicely arranged potted flowers by a cleaned up front door entrance is very helpful in creating a welcoming feeling upon entry into your home.

There are many other small touches that will help prepare your home for the stager, marketing plan and photographer. Timing is also critical. If you are selling a full time single family home, then you might want to wait a couple weeks until it looks a little prettier outside. If you are selling a second home condo at the ski resort, I would wait until we start to have more guests in town again, which will be in early summer.
