Buying New Homes Vs. Older Homes In Park City
When it comes to analyzing whether to buy a new home vs. buying an old home in Park City, ask yourself these very important questions:
How important is LOCATION to me and my family?
What are my priorities for location? Proximity to certain schools, lots of children to play with close by, an easy commute to work, walk to restaurants, free public transit system, and don’t forget about proximity to trails, ski resorts, golf courses.
Once you decide what is important for the whole family dynamic, you can then focus on a neighborhood that meets your needs. A wise Realtor® said to me decades ago, “you don’t buy a home, you buy a neighborhood”. I used that philosophy for my own home purchases, and it worked.
Now you have zoned in on the location of your perfect neighborhood. Reality check. Most of the homes are dated. Now what? My advice? Pick the home that needs the least amount of structural remodeling, such as moving walls and expanding foundations. Then wrap your head around gutting that kitchen and master bath. Rip out the carpet and paint the whole home. I believe you will get your money back out of investing in a great neighborhood.
Despise the idea of a remodel? Be prepared to pay for an already remodeled home in a great Park City neighborhood. Be prepared to pounce as you will be in a multiple offer situation. Be prepared to pay full price for that remodeled home, because someone else decided to do all the work.
If none of this sounds appealing, it is time to start looking for homes that are new and farther out of town. You will get brand new, shiny Park City homes, with all the bells and whistles. The latest design trends, bigger garages, fresh landscaping and an instant new neighborhood vibe.
The bottom line: Established older neighborhoods in fantastic locations are worth the work of doing a remodel, or spending the money for an already remodeled home. The alternative is to move further out of town to get the shiny new. Look at both options, then sleep on it. The answer will come.
